Needed Repairs!!
When an offer comes in on a property there is a standard chain of events. Many sellers wait until the week of the closing to call someone to do the work, either they want to make sure it's going to close or they just haven't gotten around to it. But if you the seller is responsible for making repairs to a home that you are selling, make sure you have the work done well in advance of the closing date by a professional who will stand behind their work. If the work is done last minute and is incomplete or unsatisfactory, it could cause complications at the closing table. You should provide the buyers with the name of the person that completed the work in case there is a problem in the future as well as the paid receipts showing it was paid for.
